Location: Located in Eastland County approximately 3 miles north of Gorman Texas, the property is an easy 1 hour southwest of Weatherford, 1 hour 30 minutes southwest of Fort Worth, and 2 hours southwest of Dallas. Just twenty minutes north is the historic city of Eastland Texas, featuring many unique shops, multiple dinning opportunities, as well as local attractions such as, the Eastland County Museum, Meghann’s Market with locally grown produce, and the annual Old Rip Parade and Rip Fest just to name a few. Terrain and Topography: The Lone Pecan Ranch has gently sloping hills rising from west to east consisting of sandy to sandy loam soil. The property is primarily covered in coastal and native grasses that include bluestem and switchgrass. Tree cover consist of one lone pecan tree, sand/hog plumb thickets, and willows around one stock pond. The ranch also has two small seasonal stock ponds.
Water: Underground water appears to be in good supply as there are many high yield water wells in the area that range in depth from ~60’ – 130’ deep. It is believed that a water well could be successfully drilled for domestic use as well as supplemental water for livestock and wildlife.
Wildlife: This area in southern Eastland County is home to whitetail deer, Rio Grande turkey, hogs, bobcats, fox, coyote, and songbirds of all kinds.
Fences and Roads: The ranch has like new fencing on the east end, good fencing on the west end along CR 532, and partially across the north end. Approximately ~1,400’ of the north end is unfenced. No fencing on the south end, but some t-post remain from the previous fence. Good cross fencing divides the ranch into approximately 10 acres of coastal on the west, and 35 acres of coastal and native grasses on the east with a small seasonal stock tank in each pasture. There is County Road 532 frontage along the west end of the ranch. An unimproved interior pasture road leads from the county road to the metal building.
Structures: There is a ~20’X40’ metal building on a concrete slab.
Minerals: Seller is believed to own 50% of minerals. There is no O&G production on the ranch, and the minerals are not leased at this time. Buyer will assume responsibility and expense associated with a mineral ownership report if one is desired.
Utilities: Comanche County Electric Cooperative provides power to the property with a line in place to the metal building.
School District: Gorman ISD
Easements: A large electric transmission line easement crosses the property parallel to and near the north boundary and is believed to have a 345 KV and 138 KV lines. There’s also a pipeline easement that crosses the northwest corner of the property with minimal impact.
Property Taxes: The ranch is Agriculturally Exempt, property taxes for 2023 were $545.16
