LOCATION: Located 10+/- miles Northwest of Paris, Texas on County Road 33200.

DIRECTIONS: From Dallas, take U.S. 75 North through McKinney and exit Highway
121. Take Hwy 121 to Bonham and go east on Highway 82. Take a left on Loop 286/
Hwy 82. Exit Highway 79 and take a left under overpass. Go 5+/- miles to County
Road 33200 (look for white fence) and go left. Property is 2-3 miles down the
county road with a couple different entry points.
TERRAIN: Rolling terrain with heavily wooded areas as well as open meadows. Two
creeks cross the property and feed into a 47+/- acre SCS lake.
VEGETATION: Property is 70-75% wooded with big stands of hardwoods. Native
