Location: The Lazy M Ranch is located in northeastern Hunt County, approximately 9 +/- miles north of Commerce, Texas. The ranch sits on the north side of CR 4809 and is conveniently located a short 1.25-hour drive from downtown Dallas. Physical address is 4434 CR 4809 Ladonia, TX, 75449.
Directions: From Dallas, the ranch gate is approximately 87 miles to the northeast. Take Interstate 30 East towards Texarkana for approximately 49 +/- miles, exiting at Texas Highway 24 towards Commerce. Travel 13 miles and exit North to State Highway 50. In 6.8 +/- miles, turn right onto CR 4809 and the entrance to the ranch will be on your left.
From Commerce, TX, take State Highway 50 North for approximately 9 miles, turning right at CR 4809. The main entrance to the ranch will be on your left in 1/10th +/- miles.
Terrain & Wildlife Habitat: The ranch sits between 535' and 563' above sea level. The western boundary is formed by Pecan Creek, abutting the property for approximately 0.60 +/- miles. Areas with excellent tree cover and mature timber on the western portion of the property are ideally placed next to some open areas with good soils for food plots. Whitetail deer, hogs and other game use Pecan Creek as a travel corridor. These areas have some flooded timber and bottom land on the West side and give way to pastures and water features in the central portions of the property. Four lakes on the property have been stocked and all hold water year-round.
Improvements: Improvements on the ranch are divided between two headquarters, with the main home, hunting room, and shop just north of CR 4809; a r-panel barn and a cabin sit on the northeast corner of the property.
The main home is 1484 SF under A/C - a 2 bed / 2 bath home with a living room, full kitchen, overflow/game room and laundry room. The hunting headquarters is a standalone structure measuring 324 SF directly north of the main house, with ample space for hanging racks for waders and decoys, gun safes, etc. Just north of the main home and hunting headquarters is an 1,800 SF shop on a slab with insulation and two open bays measuring 30' by 18' and 8' by 10' suitable for storing equipment out of the elements.

Water:
There are three (3) earthen stock tanks including one, deep lake that is approximately 8 +/- acres. Every lake on the property was stocked in 2012 with Largemouth Bass, Black Crappie and associated baitfish, records can be provided upon inquiry.
Lazy M Lake is a 6.5 +/- acre lake and located in close proximity to the headquarters. Year-round water provides excellent habitat for the Largemouth Bass and Catfish that have been stocked. Current owner reports catching 7-8 lb. bass out of this lake.
Lily Pad Lake is found in the central and northeastern portions of the ranch and ranges from 7.5-10 +/- acres depending on rainfall. The Lily Pad Lake attracts migrating waterfowl in the winter, and the owner has reported large flocks of waterfowl on the lake in previous years. Fish populations in the Lily Pad Lake are very strong.
Roberts Lake is a 1 +/- acre stock pond on the northwest side of the property. Surrounded by timber, this pond is truly a scenic and secluded body of water. It holds water year-round and 3-4 lb. largemouth bass have recently been caught from this body of water.
Wildlife: The Whitetail Deer herd on the Lazy M Ranch has not been hunted under current ownership and deer live throughout the sanctuary that this property has become. Hogs, coyotes, varmint and other wildlife species all call the Lazy M Ranch home. Migratory ducks and dove also use the property and provide great hunting opportunities.
Waterfowl Potential: Lily Pad Lake and the three wetland cells above it have great potential to be developed into a series of wetlands. The installation of strategically placed agri-drains would allow the bodies of water to be drained and then flooded with fall rains after the planting of smart grass, milo, millet, wild rice, etc. This development would add substantial recreational and real value to the property.
Fences: Fencing is in average to good condition. The perimeter of the property is fenced, and new fencing was recently installed along the south and east sides of the property that border county roads.
Interior/ Exterior Access: Access is provided by CR 4809 and interior roads allow good access to most areas.
Utilities: Electricity is provided by Farmers Electric Cooperative and currently runs to the home and to the NE corner of the property servicing the cabin and red-panel barn.
Rural water is provided by North Hunt Special Utility District.
Minerals: No minerals are in owner's possession.
Easements: There are no road easements affecting the property.
School District: The property lies in the Commerce Independent School District.
