Location: Located in Bosque County approximately 4 miles west of Meridian, Texas on FM 1473, the Las Lomas Ranch is approximately 90 miles south of Dallas and 75 miles south of Ft. Worth. Physical address is 1064 FM 1473, Meridian, TX 76665
Description: As you leave Meridian headed west on State Highway 22 toward the property, the topography of the area begins to make a noticeable change. One that continues as you turn and wind your way along FM 1473 to the Las Lomas Ranch. Spanish for "The Hills", Las Lomas are exactly what you will find in this highly desirable part of Bosque County. These rolling timber and native grass covered hills are rich in wildlife, perfect for all types of recreational activities, and just the spot to enjoy some occasional r&r or full time country living.
Terrain: Approximately 50% of property is heavily to moderately wooded acreage with massive live oaks near the headquarters and others scattered throughout along with a mix of pecan, elm, red oak, shin oak, and cedar. The remaining 50% is made up of native grass pastures and fields. The owner recently cleared cedar on 70+/- acres and established native grasses that include Indian grass, bluestem, switch grass, love grass, and others, to promote quail habitat and better grazing for livestock. There's also a 20+/- acre field that can be cultivated for small grains and sunflower for use as a wildlife food plot.

Adding to the ranch's appeal for the avid outdoorsman and to the general area for wildlife, Meridian State Park is located less than 1/2 a mile to the southeast offering 505 acres of sanctuary for wildlife, a 72 acre lake, and miles of hiking trails.
Water: Mustang Valley Water Supply Company provides rural water utility service to the ranch. Underground water in this area is generally easy to obtain if a private water well is desired. Surface water is provided by 3 stock tanks and 2 wet weather branches.
House & Barn: Ready for your immediate use, the property offers comfortable lodging in its 2,065 sf 3/3 ranch house with rock siding and metal roof, sitting porches, a covered outdoor entertainment area with fire place and fire pit, regulation horseshoe pits, and well maintained lawn with irrigation system. The house is believed to have originally been constructed in 1973 and has been updated within the last 10 years by the current owner. If additional room is needed, a 720 sf 1/1 bunk house is also available. Easements: Mustang Valley Water Supply has a 20' wide easement that enters off of County Road 2130 at the northeast corner of the property to access the storage tank for operation and maintenance of the site. There are no large transmission line or oil & gas pipeline easements.
Minerals: Minerals are negotiable. Owner is believed to own the majority and controlling portion of the mineral estate.
Electricity: United Cooperative Services provides electrical service to the ranch.
