Directions: The Jane Tracy Ranch is located about 2 miles northwest of Rising Star, Texas, and fronts on all-weather County Road 226. Drive time from the Dallas/ Fort Worth area is approximately 2- 2 ½ hours. From Rising Star, travel north on about 1.5 miles on Hwy 183 to County Road 226. Turn Left (west) on County Road 226 and continue west, then north for 3.3 miles. The entrance gate will be on the right. From Cisco, go 17.2 miles south on Hwy 183 to CR 226, go right, and travel 2 miles until a 90-degree turn, and then another mile, and the entrance is on your right at another turn in CR 226. 

Terrain: The ranch has good rolling topography with thick covered sandy country on the north and open pastureland on the south with Yellow Branch separating these ecologically diverse areas. One of the fields to the south is planted in coastal Bermuda with excellent productivity. The high point of the ranch is located in the southeast corner and offers scenic views back to the north overlooking the main body of the farm. Soils are sandy in the north, with more of a sandy loam mix in the south. The spring-fed Yellow Branch Creek traverses the center of the ranch from west to east. It runs through the central and lower portion of the property and creates a beautiful wetland area. Vegetation and topographical diversity are good throughout the Jane Tracy Ranch.   

Wildlife/ Hunting: This property has unique natural springs on Yellow Branch, underground water, and stock tanks providing excellent potential for waterfowl. Pools of spring-fed water and marshy areas make this an ideal place to create managed wetlands. Groundwater is plentiful in this area and could supplement wetlands if water wells were drilled. While there are no managed wetlands on the property today, those opportunities are believed to exist for future development. Eastland also has abundant whitetail deer, Rio Grande turkey, dove, quail, feral hogs, and varmints such as coyotes and bobcats. Hunting should be excellent, with thick cover and large pockets of water for wildlife. Property is not leased for hunting nor does the owner hunt. This ranch provides quality habitat with an excellent natural supply of water.  

Vegetation: Tree cover is an excellent mix with post oak, sand shinnery oak, hackberry, pecan, cottonwood, and some mature oak trees. Native grasses provide good grazing opportunities, not to mention the coastal Bermuda field.  

Water: Three (3) earthen stock tanks are located on the property providing water for cattle and wildlife. Two (2) of these tanks have a relatively constant level because of the spring waters that run along Yellow Branch. The third (3rd) tank is in the south/central portion of the ranch and is on a small water tributary that enters the property at that point. There are multiple areas to establish managed wetlands to take advantage of the prime location on the Yellow Branch. Good topography and excellent water sources make this ranch ideal for enhancing the existing bodies of water in the future. The area has abundant underground water if a water well is desired. 

Leases: There is a current cattle lease on the property that can be continued or canceled after a sale. The hunting is not leased nor hunted, so wildlife should be in good shape.  

Fencing: Fencing around the perimeter is in good condition. The north and south portions of the ranch are cross-fenced, dividing the two areas. The south pasture is cross-fenced, dividing it into two separate pastures. One of the two south pastures is used for coastal Bermuda, and the other for grazing. 

Hay Production: Coastal field is 17 acres and can produce up to 40 bales per cutting. 

School District: Rising Star ISD 

Utiities: AEP provides electricity to the area. The local office is located in Clyde, Texas.

Minerals: The ranch has several active oil wells and one set of battery tanks.
