DIRECTIONS: From Glen Rose, head East on TX-67 toward Cleburne approximately 7 miles to

the FM 199 intersection on left. Continue North on FM 199 approximately 3 miles to the ranch

entrance road on left.

DESCRIPTION: Ivy Ranch offers gorgeous Brazos River frontage, scenic rolling terrain, quiet

TERRAIN: An impressive 160+/- feet of elevation change takes place on the ranch, providing potential building sites with views of the property and Brazos River valley below. It also makes for some great hiking. Approximately 70% of the ranch is heavily wooded, with live oak, post oak, spanish oak, pecan, cottonwood, cedar, mesquite, and sumac. The balance is productive improved coastal bermuda pasture.

WATER: The ranch provides over a 1/4 mile of highly desirable Brazos River frontage. This is an outstanding part of the river that generally stays bank to bank full throughout the year and is perfect for swimming, kayaking, and canoeing. In addition to the river, there are 4 stock tanks providing recreational opportunities and water for wildlife and livestock. Adding to the appeal of the entrance drive is a meandering wet weather branch that crosses the drive multiple times at concrete crossings and spills over several rock overhang water falls. One of the stock tanks was created by a large concrete dam that is in place across the branch a short distance up from where it spills into the river. CABIN: Step back in time as you enter the rare historic cabin. Believed to have been originally constructed in 1841 by Captain James J. Ross, one of the first Anglo settlers of Texas. This 2,700+/- SF, two-story, 3/2.5 dog run plan, double-log construction cabin, was located on a stagecoach line that ran from San Felipe de Austin to San Antonio, passing through Fayetteville, at a crossing of the Colorado River at Mina (near Bastrop). The cabin was purchased and moved to its current location on banks of the Brazos River in 1989, where it was re-assembled by a craftsman out of Fredericksburg. There are three hand hewn stone fireplaces located on the main floor of the cabin adding to its rustic charm. Subtly equipped with many modern day comforts (central hvac, washer/dryer, and dishwasher), the cabin is perfect for weekend retreats, family gatherings, and lodging for hunting parties.

ADDITIONAL IMPROVEMENTS: Conveniently located near the cabin is a metal pavilion, picnic tables, and custom built grill & smoker. A great spot to enjoy an outdoor meal and entertain guests. Across a large concrete dam, you will find a rock storage building and there's also a small wooden barn located on the North end of the property.

WILDLIFE, HUNTING, & FISHING: The ranch provides an undisturbed sanctuary for an abundance of wildlife including deer, turkey, hog, duck, dove, and varmint, and has not been hunted regularly in years. Fishing in the Brazos River can be outstanding and the property offers a great stretch of river frontage where you can test your angling skills.

PRODUCTION & MINERALS: Currently there is one actively producing gas well on the ranch. No

minerals are being offered with the sale.

RIGHT-OF-WAYS: An overhead electric transmission line, natural gas pipeline, and saltwater

pipeline all cross near the north end of the property.

UTILITIES: United Cooperative Services provides electrical service to the ranch.

SCHOOL DISTRICT: Glen Rose Independent School District

TAXES: Currently the property has an Ag Exemption on the North 35+/- acres. The remainder of the ranch is not Ag Exempt at this time. Annual property taxes for 2015 were $8,735.66.
