Standing timber was left within the middle of the lake to create structure and cover for largemouth bass and baitfish. Honey Grove Ranch has three managed wetlands ranging in size from 12+/- acres, 5+/- acres and 4+/- acres. Under current ownership and after thoughtful design, the wetlands on the property were constructed to be optionally supplemented from the main lake through a series of valves and cutoffs. Designed not only as a long term water supply but also as a thoughtfully planned recreational destination. Lake Ralph Hall will be to the south of Honey Grove Ranch by a few miles, as a crow flies.
Terrain: Honey Grove Ranch has ~70 feet of elevation change, with a high point of 630' ASL and a low point of 560' ASL. Elevated hilltops are on both the western and eastern sides of the ranch. With the middle of the property being in a valley with two creeks: the named Ward Creek and an unnamed creek that joins into Ward Creek towards the northern part of the ranch. Wildlife Habitat: Three wildlife footplots can be found on the eastern side of the ranch to attract whitetail deer. In addition to the food plots, the ample water on the ranch and supplemental protein and corn feeders keep wildlife on the ranch throughout the year. Honey Grove Ranch has excellent deer and duck hunting. Turkey, feral hogs, coyotes, bobcats and various other small game animals are found on the ranch as well. The main lake also offers anglers year-round fishing opportunities for largemouth bass.

Minerals: Mineral ownership is unknown. The Seller will not seek to reserve any part of the mineral estate (if owned).
