General Description: This 343+/- acre ranch is located in the northwest part of Stephens County on County Road 287. Mature mesquite trees with scattered live oaks surround four stock tanks on this raw and undisturbed hunting property. The Holland Ranch is 100% native pastureland with a metal building and a set of steel cattle pens. This is a secluded property with large neighboring ranches and excellent hunting.

Directions: From Breckenridge, Texas travel north on Hwy 183. Travel 11 miles north to County Road 287 (you will see a radio tower at the top of the hill near this turn). FM1481 will be on your right, but you will want to turn left or west on CR 287 across the road. Then travel 5.5 miles from Highway 183 to the property's entrance. The property is just down the road from the annually held Polo on the Prairie which benefits MD Anderson Cancer Center. The gate will be on the righthand side of CR 287. Property is approximately 100 miles from Fort Worth and 135 miles from Dallas.

Interior Access: There are two cleared lanes running north and south in the central part of the ranch making for good access. The perimeter of the property is cleared so it is possible to drive the entire fence line.

Terrain: The Holland Ranch features nice, distant views across big ranch country. The terrain is flat to rolling with gradual elevation changes on the east and west sides of the property. There is some rocky terrain in areas, but the land is primarily level with little exposed rock. Elevation ranges from 1240' to 1290'.

Habitat: The ranch has very thick cover that consist primarily of mesquite trees, prickly pear cactus, a few scattered live oaks, hackberries, lotebush, and other species of vegetation typically found in this area. This property is conducive for wildlife and running a few cattle.

Stock Water: There are 4 stock tanks on the property and a 5th shared tank on the west fence line. The largest tank is located in the SE portion of the ranch. The other 3 tanks are smaller, but sufficient for watering cattle and livestock.

Wildlife/ Hunting: Whitetail deer, Rio Grande turkey, quail, dove, feral hogs, and varmints such as coyotes and bobcats can be found on the property. Deer hunting should be excellent, with large neighboring ranches on 3 sides. This ranch is a "blank canvas" that could be enhanced with various land management practices.

Cattle/ Grazing Lease: There is a month to month grazing lease that can be terminated upon the sale of this ranch. Stocking rate for this property is believed to be 1 animal unit per 30 acres depending upon rainfall.

Fencing/ Cattle Pens: Two sides of the property have fences with 5 strands of barbed wire and steel posts. The other two sides are goat wire with barbed wire on top. Fencing is in good to fair condition and will hold cattle. Outside of the metal building is a nice set of steel cattle pens with a squeeze chute for working livestock.

Barn/ Metal Building: There is a 2400 square foot metal building with a concrete floor located in the northwestern part of the ranch. On the interior is 240 square feet of living space with one bedroom, one bathroom, and a shower. A 1500-gallon poly tank inside the building provides water for the living quarters. There are large, sliding doors located on either end of the barn for easy access. The building is in fair to good condition.

Utilities: Fort Belknap Electric Cooperative provides electricity to this general area. Electricity is not currently to the property and power to the barn is from a generator. There is no ground water in this area and rural water is a good distance away. A water catchment system or fresh water hauling are the best options for household use.

Easements/ Pipelines: There is a natural gas transmission line crossing the eastern portion of the property. This pipeline has little to no impact on the ranch.

Minerals: Minerals are negotiable depending upon the details of an offer being made. There are no active oil & gas wells on the property.

Legal Description: 343.56+/- acres in Abstract 0085, HT&B Co. Survey, Section 3 (East) CR 287 in Stephens County being 10 miles NW of Breckenridge, Texas.

Taxes: Annual property taxes are approximately $305. Property is currently agriculturally exempt.
