TERRAIN: Property is 100% native pasture with no cultivation. Live oaks, post oak mesquite, elm trees, and a variety of other trees provide good wildlife habitat. Feature characteristic of this ranch is scenic canyon with impressive views and large boulders and rock outcroppings. Majority of property is rolling to level terrain.

WATER: Dry Creek is a large seasonal creek running along the North boundary of the ranch. Three stock tanks provide water for cattle and wildlife. Fort Belknap rural water is located on Finis Road and rural water should be available.

WILDLIFE: Whitetail Deer, turkey, feral hogs, quail and dove provide good hunting opportunities. No hunting has been allowed on the ranch in the past five years so wildlife is in good condition.

UTILITIES: Fort Belknap Electric Cooperative line crosses the ranch from the west fence line to the east fence line. Fort Belknap rural water line is located on Finis road.

FENCING: Fences are good to excellent condition. Most of the perimeter fence was replaced four years ago.

MINERALS: Majority of minerals are in a life estate held by previous owner. Minerals will revert to surface owner upon previous owner's death. There is one producing oil well.
