UTILITIES: Fort Belknap Electric Cooperative line crosses the ranch from the west fence line to the east fence line. Fort Belknap rural water line is located on Finis road.

FENCING: Fences are good to excellent condition. Most of the perimeter fence was replaced four years ago.

MINERALS: Majority of minerals are in a life estate held by previous owner. Minerals will revert to surface owner upon previous owner's death. There is one producing oil well.
