LOCATION: Ranch is located Southwest of Roby, Texas on FM 1606 and County Road 445 in the heart of quail country. Property is Northwest of Sweetwater and Interstate 20.
AREA: The Rolling Plains Research Ranch is about 5 miles away. Large ranches are in this area and adjacent to this property.
WILDLIFE: Bobwhite Quail can be abundant and there is a good population of whitetail deer, feral hogs, turkey, and migratory dove & ducks. There haven't been cattle on the property in several years.
HABITAT: Mesquite, hackberry, catclaw, blue bush, and other browse species provide excellent wildlife habitat. Native grasses and forbs are also present. Extensive brush sculpting makes this ranch 100% huntable for quail. There is sufficient cover for holding and growing deer as well.
TERRAIN: Scenic Bull Creek with springs and rocky outcroppings runs through the middle of the ranch with seasonal pools of water. There are two wildlife food plots attracting plenty of game.
IMPROVEMENTS: A day camp and vehicle shed are in a private location with rural water, well water, and electricity. Camp area includes a bathroom, sink, and covered picnic table. There is a nice pipe entrance and the perimeter fence is in excellent condition.
WATER: Bitter Creek Water Supply and a water well provide water to a 1500 gallon storage tank located at the camp area. The water is then distributed to 4 watering stations for wildlife. There are also 5 stock tanks and one windmill along the creek.
ROADS: There is a good network of interior roads with some being all weather. There is a small gravel pit in the NE corner of the ranch with good road material.
MINERALS: Owner has 25% of all minerals and all will convey. Executive leasing rights and 75% of the minerals are owned by the previous owner and are not available. Property is located in the 3 Fingers Shale and Gunn Oil has it leased. 1 well per 1000 acres is believed to be the norm for this area so there will be a minor impact on the surface if any.
WIND: Owner will convey exclusive wind energy rights. 100% of initial revenue will pay for all surface damages and then owner will receive 50% of all wind revenue.
