Property Description: The 793+/- acre property has good diversity including nice elevation changes, ridgelines, thick brush, cultivated land (dove fields), grazing, hunting, stock tanks, county road, highway frontage and much more.

Location: Buchanan Ranch is a ranch for sale in Southeastern Throckmorton County between Throckmorton and Breckenridge approximately 6 miles Northwest of Woodson on Highway 183. Highway 183 is not heavily traveled, but provides excellent access.

Road Frontage: There is 1.9 miles of paved road frontage on Highway 183, 1 mile of road frontage on County Road 326, and .4 miles of frontage on County Road 330. This is generally a quiet area.

Terrain: Terrain is rolling with several scenic ridgelines providing impressive views. There is 80 feet of elevation change with scenic vistas from ridges and hilltops.

Habitat: The density of the brush is just right with some areas being thick and other areas being more open. Woody plant communities consist of mesquite, hackberry, live oaks, bumelia, catclaw, and lotebush. Side oats grama, blue grama, curly mesquite, little bluestem, and other grasses can be found throughout.

Habitat Management: There are 5 cleared senderos in the mesquite country on the east side of the ranch. These areas are excellent for running bird dogs or viewing wildlife from long distances. Three of the senderos form a "turkey foot" pattern easily visible on the aerial map.

Wildlife & Fisheries: Whitetail deer, feral hogs, coyotes, bobcats and Rio Grande turkey can all be found on the ranch. The largest stock tank is good sized and has fish. Several other stock tanks should have fish in them as well. Duck hunting on the stock tanks can be very good with "tank jumping" being popular in the area. Dove hunting around the stock tanks and the fields can be phenomenal and is consistently good. Quail populations can also be very good and the 2016-2017 season should provide some excellent quail hunting opportunities.

Cultivation/ Dove Fields: There are approximately 133 acres of cultivated land on the northern end of the property. Several mesquite tree lines provide great locations for dove hunters to sit in the shade and shoot birds. The fields are managed for dove hunting and produce an abundance of sunflowers. The fields can also be planted in winter wheat or other small grains for grazing or wildlife.

Cattle: Native pastureland will support 1 animal unit per 25+/- acres. Carrying capacity can be increased if fields are planted in wheat and grazed.

Leases: There is no hunting lease. Grazing is leased until July 1, 2017, but this lease can be terminated with a written thirty (30) day notice.

Fencing/ Pastures/ Working Pens: The fences are in fair to good condition and will hold cattle. The cultivation is fenced in one large field with a couple tree lines meandering through. There are two natives pastures south of the cultivated land.

Stock Water: There are 6-7 stock tanks providing cattle and wildlife with water. One large stock tank is centrally located and never goes dry.

Rural Water: Fort Griffin Special Utility District has a water line down Highway 183 to FM 923. Rural water is approximately 1/2 mile from the property. Meters should be available, but a line extension would be necessary. There are plans to extend the water line down Highway 183, but there is no definite timetable for when this will be completed. Owner put in an application for a water meter when the line is extended. Average cost to put a water meter in is $1700+/-.

Electricity: Electricity is located along the highway, county roads, and several other locations. There are numerous locations where homes could be built.

Minerals: No minerals are included with the sale. There are several wells actively producing, but most locations are on the periphery of the property and don't have a major impact. O&G production is common in the general area.

Easements: There is a gas pipeline crossing the property. No roadway easements are known to cross the ranch.

Taxes: Property is agriculturally exempt. 2016 Taxes are estimated to be $1050.
