Comments: This is a high quality, beautiful property perfect for a country retreat. Big views, rolling topography and a deep seasonal creek make for an excellent country experience. The Booth Family ranch has large mature oaks, elms, hackberry and Bull mesquite trees that makes up the majority of thick cover along the creek and across the property. The ranch is 100% native pastureland with excellent hunting, good water and big neighboring ranches. This is a very secluded property with good, easy access.

Location: The Booth Family ranch is located just north of Eolian, Texas in the southwestern portion of Stephens County. It is approximately 13.5 miles southwest of Breckenridge, Texas and 2.3 miles north of Eolian, Texas. The ranch is located on the south side of CR 292 with frontage along the entire north fence line.

Directions: From Breckenridge, Texas take Highway 183 south 5.5 miles to FM 576. Turn right on FM 576 and travel approximately 7 miles to the town of Eolian, Texas. Turn right on CR 296 and travel (.3 miles) to the CR 296/CR 292 split. Turn left onto CR 292 and follow it for 2 (two) miles. The entrance gate to the ranch will be on the south (left) side of the road.

Terrain & Wildlife Habitat: Featuring prime Live oak and mesquite country; Booth Family Ranch has a very nice rolling topography and a central high point overlooking the southern portion of the ranch. Plum Branch (creek) runs along the south fence line and has shallow to deep draws running throughout. Several tributaries and drainages that feed Plum Branch can be found inside the ranch and are an excellent roadway for wildlife. The creek is lined with Post oaks, Live oaks and elms as well as several other varieties of native trees and browse. Two well defined stock tanks are located in the central portion of the ranch with one located just above the other. There is a beautiful centrally located ridgeline, covered with Live oaks, resulting in an exceptional build site. This ridgeline faces S/SE over the subject property. The views from this location are spectacular with several large tree covered hilltops just to the south.

Water: Nearly one (1) mile of Plum Branch (creek) runs along the southern fence line of this property. Plum Branch is a seasonal creek with banks reaching as high as 20 feet in some areas. In the center of the ranch are two (2) earthen stock tanks that provide water to livestock and wildlife. These tanks are "stair stepped" with one located just above the other. The larger tank is approximately two (2) acre in size depending on rainfall amounts. Both tanks catch water well. Good fishing can be enjoyed in the larger tank as well as duck hunting with the banks being semi lined in large native reeds. A Stephens County rural water line is located on CR 292 and runs the entire length of the northern boundary line. A meter has not been purchased at this time.

Wildlife: Booth Family Ranch is a great wildlife ranch. Plum Branch provides an excellent "highway" for a large variety of native wildlife. Historically, the ranch boasts a large population of Rio Grande turkey. Whitetail deer, dove, quail, ducks, feral hogs and varmints such as coyotes and bobcats are also found throughout. Hunting should be excellent with large neighboring ranches to the south, west and north across CR 292.

Fences & Pens: Fencing around the ranch is in good to excellent condition. There is no interior fencing. The water gaps are in good shape and more than adequate to hold cattle. A nice, smaller set of steel working pens is located at the entrance just off of CR 292. Several water sources around the ranch provide plentiful water for livestock and wildlife. Cattle pens are in good working condition.

Interior/ Exterior Access: There is an excellent system of interior roads that provides access to most areas of the property. The northern fence line has an entry gate on CR 292 with a secondary entrance gate located just west of the primary entrance.

Utilities: An electric line runs from the north fence line to the south on the western side of the ranch. Electric lines are owned by Comanche Electric Cooperative. Stephens County Regional SUD has a water line located along the north side of the property on CR 292. Land owners have been approved for a water meter to be installed at the entrance gate. This line could be easily accessed to run water to the hunting camp area, a future home site or used to enhance the livestock and cattle watering options.

Minerals: No minerals are being offered with this sale. There is no active or old oil production on the ranch.

School District: Breckenridge ISD.

Taxes: 2019 estimated taxes are $136.20
