Big Ridge Ranch
Description
General Description: This 320 +/- acre ranch is located in the southeastern portion of Throckmorton County at the end of CR 328. Two high hilltops overlook the entire ranch and the thick tree canopy below. Big Ridge ranch is 100% native pastureland with an excellent mix of trees, forbs and native grasses. There is a good internal road system in place. Just recently 95% of the oil production and tank batteries have been cleaned and removed from the ranch. Located just north of Woodson, Texas - this is big ranch country with very impressive scenic views.
Directions: From Breckenridge, Texas travel north on Hwy 183. Travel approximately 21 miles north to Woodson, Texas. Travel through downtown Woodson continuing north on Hwy 183. Turn right or north on FM 1710 just as you start to leave town. Travel approximately 3.4 miles north on FM 1710 to CR 328, which will be on the left. Turn left on CR 328 and drive to the end of the road to the cattle guard, approximately 1.3 miles. The cattle guard is the entrance to this property.
Terrain: The ranch is 100% thick native pasture with primarily older, bull mesquite trees and scattered hackberry, chittam, prickly pear, elbow bush and blue bush. Native grasses include Texas winter grass, side oats grama, curly mesquite, and a variety of other grasses common to the area. There are two large ridges or hilltops in the northwest and southwest corners of the property. Elevation changes up to 122 feet from the center of the property to the top of the hills. These high bluffs yield exceptional views of the ranch below, as well as the entire southern portion of Throckmorton County.
Wildlife/ Hunting: Whitetail deer, Rio Grande turkey, quail, dove, feral hogs, and varmints such as coyotes and bobcats can be found on the property. Hunting should be excellent with thick cover and an abundant food supply for wildlife. This ranch provides quality habitat with a good natural supply of water.
Additional Acreage:Currently there is 160 acres for sale that adjoins this ranch on the north boundary line through another broker. Total acreage could be 480 acres if the two ranches are combined.
Leases: The cattle lease has been with the same family for many years and can be cancelled with the sale of the property if desired, or continued. The neighboring owner to the north also has a cattle lease with the same family. There is a hunting lease currently in place and can be cancelled with a sale and proper notification.
Fencing: The fencing is in good condition on the south, east and west lines of the ranch. However, there is no existing fence line on the north boundary of the ranch. The neighbor on the north currently leases cattle to the same ranch family as Big Ridge Ranch, therefore no fence line has been maintained.
Stock Water: There are 3.5 stock tanks on the property. Two (2) are approximately 1- 1.5 acres in size and the other two (2) are 1/2 acre in size. These sizes will vary depending on rainfall amounts. There are two (2) located in the north half of the ranch and two in the southern portion.
Electricity: American Electric Power (AEP) provides electricity to the hunters camp and is located throughout the property currently.
Minerals: No minerals are included with this sale.
