LOCATION: From Throckmorton, take Hwy 380 west to CR 220 and turn left (South). Continue until CR 232 and then turn right (West) going approximately 2 miles to entrance. An all-weather county road runs from north to south allowing great access.
AREA: Property is located in big ranch country with large neighboring properties. Ranches in this part of the county are not available very often.
TERRAIN: Heavily wooded native mesquite country. Two good size tanks are located in the center of the property for wildlife. There is a ridge on the west side providing scenic views. Native grasses and good wildlife habitat make this a great all around ranch.
WATER: There are two stock tanks providing cattle and wildlife with a source of water. The tanks also have good fishing opportunities and ducks in the fall.
WILDLIFE: Large Whitetail deer, dove, turkey, quail, ducks, hogs and a variety of other wildlife species can be found on the ranch. Bucks in the 130-150 B&C class deer are common with many trophies being harvested in the past. This is an excellent ranch if you love to hunt!
FENCING: West and north boundaries are fenced and in good condition. County road is not fenced.
UTILITIES: Shackelford Water Supply has run a rural water line along the east side of the property. Electricity is located on south boundary of property. This property would be well suited for a hunting cabin.
LEASES: Grazing is currently leased, but several local ranchers have expressed an interest in grazing rights. There is no hunting lease.
MINERALS: Oil & gas and wind rights are negotiable.
