LOCATION: Armstrong Ranch is located approximately 13 miles Northeast of Throckmorton and 4 miles west of Elbert, Texas on County Road 420.
DIRECTIONS: From downtown Throckmorton, travel north on Highway 183/283 to Highway 79 split (Just after Throckmorton County Memorial Hospital). Go 9 miles on Highway 79 to FM 2459. Turn left (North) on FM 2459 and travel 2.9 miles to County Road 420. Turn left (West) on CR 420 and continue .8 miles to the entrance located on the south side of the road.
TERRAIN: Rolling hills are covered in mesquite trees with native grass with a couple cultivated fields. Wildlife habitat is very good with an abundance of game. There are several stock tanks and a seasonal creek. The area near the creek has nice topography and scenic terrain.
WATER: There is one large tank located in the center of the ranch with an additional 4 stock tanks. Surface water is good for this area. A branch of seasonal Boggy creek traverses the Southwest part of the property.
CULTIVATION: Two fields consist of approximately 89 acres. The smaller field is 24+/- acres and surrounded by brush. The larger field is 65+/- acres and located on the Eastside of the property. Fields are planted in winter wheat for grazing cattle and attracting wildlife.
WILDLIFE: Whitetail deer, turkey, dove, and feral hogs are plentiful on this ranch and offer excellent hunting. The ranch is currently leased for hunting.
FENCES: Condition of fences range from good to excellent. The perimeter of the property is fenced as well as the 65+/- acre field.
UTILITIES: Ft. Belknap Rural Water Supply is located on County Road 420. Ft. Belknap Electric Cooperative is readily available throughout the ranch.
