LOCATION: The property is about a 45 minute drive from Fort Worth with the 2014
opening of the Chisholm Trail Parkway. The property is less than 1 1/2 hours drive from
Dallas and 15+/- miles Southwest of Cleburne, TX. Physical address is 10791 CR 1238,
Cleburne, Texas 76033.
DIRECTIONS: From Cleburne, go west on Highway 67 until Park Road 21. Go South on
Park Road 21 passing the Cleburne State Park. Park Road 21 will turn into FM1434, but
you will not know it when you are heading south. Just past the New Hope Church, turn
right on County Road 1238. Follow CR 1238 for several miles. The pavement will turn
into a gravel road which dead ends into the entrance to the property after about a mile.
DESCRIPTION: This is a one of a kind property with approximately 1.97 acres of Brazos
River frontage. It is very private and a fantastic recreational property.
TERRAIN: Rolling land with some steep banked river frontage as well as sandy beaches,
gravel bars, deep stretches of water, and shallow water.

mesquite and cedar trees in areas with some open pastureland.
SOILS: Soils and sandy loam and good for horses, cattle, or growing coastal Bermuda.

created good populations of whitetail deer, turkey, and feral hogs. Songbirds are also
impressive with the river and habitat.
WATER: There is a 280+/- foot water well servicing the house. The other source of
water on the property is the Brazos River.
FENCING & ROADS: Fencing is fair to good with some areas in need of repair. The
property is open to the river and not fenced in this area.

MINERALS: There is one pad site with a gas well that was drilled and plugged in 2012.
