Terrain: This property feels higher than most of the surrounding land creating distant views in numerous directions. There are 40-50 feet of elevation change with rocky draws on the north. The land has rolling to flat terrain on the front and rugged, oak covered terrain at the back.
Vegetation: Trees consist of mesquite, live oak, post oak, elm, and hackberries. There is little to no cedar in this area. Browse for wildlife is good with greenbriar, catclaw, and a mix other beneficial species. Grasses are all native and in excellent condition.
Water: A rural water line runs down the county road. Meters are expected to be available in the near future. There is one stock tank that is scenic and surrounded by live oak trees. Wildlife: Whitetail deer, Rio Grande turkey, feral hogs, dove, a few quail, coyotes, bobcats, and variety of other wildlife species inhabit this property. This is a very good hunting property with a 2500+/- acre neighbor to the north and other good-sized neighbors in the area.
Cattle: Carrying capacity is approximately 1 animal unit per 25-35 acres. The property has not been overgrazed and is ready to be stocked.
