Timber Lake Ranch is a prestigious, hunting, fishing & recreational ranch located approximately 58 miles northeast of Dallas, TX. It is located between the towns of Lone Oak and Miller Grove in the extreme SW corner of Hopkins County. Purchased approximately 5 years ago, the ranch has been extensively managed for whitetail deer and is currently under the state’s MLDP 3 program. Soon after the purchase, significant investments were poured into high game fencing and purchasing quality whitetail genetics. In all, over 3.95 miles of High Game Fence (perimeter and interior) was installed. After the fence was up, the ranch owners infused the improved whitetail herd. In addition to the natural forage present on the ranch, seasonal food plots are strategically placed throughout. The whitetail herd also has several protein feeders available to them that stay stocked year-round.
The ranch also boasts a 38.5+/- acre soil conservation lake. The bass and crappie fishing on this lake are truly remarkable. To round out the hunting, in addition to a few spots on the shorelines of the 38.5+/- acre lake, Timber Lake Ranch also has several sloughs and shallow ponds that make perfect waterfowl habitat during duck season.

Location
Timber Lake Ranch is located approximately 58 miles northeast of I-635E in Dallas, between the towns of Lone Oak and Miller Grove, in the extreme SW corner of Hopkins County.
Directions
From Dallas, take I-30 E to Greenville to US-69 S. Go approximately 12.85 miles to turn left at FM 1567. Go approximately 4.91 miles to turn left at CR 3221. After .57 miles stay right to turn on CR 3221. Then travel .42 miles to take a right onto CR 3222. The easement road is located behind a locked gate off of CR 3222.
Surface Water/Fishing
Timber Lake Ranch boasts numerous bodies of water; however, the highlight of the ranch is the 38.5+/- acre soil conservation lake. Hughes Creek enters the property at the NW corner and feeds the main 38.5+/- acre lake. The water released from the dam exits the property through the eastern portion of the ranch. An emergency spill way is also in place that encompasses approximately 4.2+/- acres. The spillway and dam area are maintained through regular mowing and offers scenic views of the private lake. The lake has been extensively managed to create a superior fishery. The bass and crappie fishing are truly remarkable. Anglers can fish from multiple points along the shoreline, or by boat through the utilization of the private lake’s ~60’ concrete boat ramp which is located near the dam. The aesthetics of the lake create exceptional, one-of-a-kind views from multiple vantage points. The current ranch owners have been informed by the Texas State Soil & Water Conservation Board of the intention to place more rip rap around the dam outflow.
Behind the main lodge also sits a scenic 1.5+/- acre lake that offers nice views from the lodge’s back porch and excellent fishing complimented by a nice fishing dock. Numerous other ponds and sloughs can be found throughout the entirety of the ranch.
Wildlife & Hunting
In previous seasons, hunters have successfully harvested trophy whitetails. Whether someone is looking to have their own high-fenced place to hunt with family and friends or to lease & monetize the whitetail hunting, one thing is for certain, the hunters will not be disappointed.
The main lake and the many shallow ponds and sloughs make for perfect habitat for wintering waterfowl. While Timber Lake Ranch is a high-fenced property, the duck hunting is one-of-a-kind. The open pastures can also be planted to bring in droves of birds come dove season.
Lodge
The two-story lodge is estimated to be ~1,235 SF. It has been recently renovated and consists of 3 bedrooms and 1 full bath. The master suite is located downstairs just off the kitchen, while the additional two bedrooms are located upstairs and can accommodate multiple sleepers. The lodge offers nice amenities and is very comfortable. The views from the back porch look out over the scenic 1.5+/- acre lake. The view off the front porch looks out over one of the ranch’s open fields scattered with towering hardwoods.
Log Cabin
The two-story log cabin is estimated to be ~1,008 SF and is fitted with a brand-new metal roof. The stone fireplace nicely compliments the cabin’s look and feel. Located approximately 1,600 feet away from the lodge, the cabin is tucked away surrounded by beautiful hardwoods. The finish outs in the cabin are well done, and it is setup to sleep numerous sleepers/hunters or even serve as one of the main residences.
Both the lodge and the log cabin, even though close in proximity (being 1,600 feet), offer ultimate seclusion. As neither structure is visible from the other.
Additional Structural Improvements
High Game Fence: The perimeter and interior high game fence are very well maintained and are constructed of 100% galvanized steel. No expenses have been spared in order to create a preeminent whitetail deer hunting ranch.
Barn/Shop: The covered barn with dual rollup doors is setup on slab, with a lean-to on each side of the barn. The entire covered area is roughly ~3,500 SF. It offers an impressive space for storage for various ranch equipment and serves as a shop for the ranch.
Water Filtration System: A well designed water capture system has been setup to provide water to the lodge, log cabin and the game cleaning station. The capture system runs through a primary debris filtering process and then feeds two very large holding tanks (5,000 gallons and 2,500 gallons). The holding tanks then send the water through a six-step, finely tuned filtration process before making its way to the pressure tank to create a very purified water source for the ranch. The 60 lb. pressure tank is also setup with an ozone generator which places ozone into the pressure tank.
Game Cleaning Station: Within close proximity to the barn and lodge, sits a newly constructed game cleaning station, complete with running water. This offers hunters and anglers a nice place to clean their game.
Deer Stands/Feeders: Two Tower Deer Stands are to be conveyed with the sale of Timber Lake Ranch. No expense was spared in the building and erection of these deer stands. It offers multiple hunters with luxurious comfort.
Easement Road Improvement: The ~.92 mile easement road that enters the property’s front gate has been recently re-graveled and regraded.
~60’ Concrete Boat Ramp: Enjoy excellent fishing on your own 38.5+/- acre private lake through the utilization of ranch’s own boat ramp.
Timber Value
A selective wildlife thinning has been proposed to the current owners by Bird Forestry. If the buyer of Timber Lake Ranch decides to implement the proposed wildlife thinning, it is estimated to bring $150,000 back to the ranch owners. No timber production or cutting has taken place under current ownership.
Shooting
A rifle range has been setup near the lodge and offers hunters an opportunity to improve on their marksmanship and site in their rifles for the hunting season.
Easements
The ranch may only be accessed by two easements roads, both insured by Chicago Title Insurance Company. Both easements will convey with the sale of Timber Lake Ranch.
Minerals
Surface Only. There is currently no production on the ranch.
Taxes
Timber Lake Ranch is currently under a wildlife exemption in Hopkins County. The estimated taxes for 2019 are approximately $3,766 per Hopkins County Appraisal District website.
