Location: The Cottle Family Ranches are located in the big ranch country of Shackelford County approximately 15 miles southeast of the charming town of Albany and 7 miles north of Moran, Texas. The ranches are made up of two separate properties. The north ranch is located on FM 576 and CR 142 and the south ranch is located .6 miles south on CR 142. There is one neighbor between these ranches. They are a short drive apart by truck or UTV down CR 142.
General Description of Combined Ranches: These are diverse and quality family ranches owned by two brothers that would like to sell the properties together, but are willing to sell separately. The northern ranch is locally known as Rocky Top Ranch (654 +/- acres) and the southern ranch is known as the Mugginsville Mountain Ranch (518 +/- acres). Both properties feature excellent topography, abundant water sources, wildlife habitat, pastureland, good internal access, rural water availability, and much more. Both properties are leased for grazing, but neither for hunting.
Rocky Top Ranch: This ranch has paved frontage on FM 576 and an exceptional ridge covered in live oaks with a small peak known as “Rocky Top”. This ridge provides views over the property and well beyond. Terrain is rolling, native grasses are strong, fishing and hunting can be excellent, there is access to rural water and electricity, 5 stock tanks, and there are multiple future home sites on the ridge or in a nice grove of live oaks where the previous hunting tenant had their camp set up. There is a north pasture and south pasture with a set of cattle pens between. The northern pasture is 269+/- acres of which 195+/- acres has been grubbed and raked into piles while selectively leaving scattered mesquites for wildlife. This was part of an EQUIP Program and native grasses have successfully been established in this area. The southern 370+/- acres has been left completely native with abundant mesquite trees, mixed brush, and scattered live oaks. This is a very well-rounded ranch. Mugginsville Mountain Ranch: This ranch features two (2) named mountains, Mugginsville Mountain and Round Top Mountain, which is very unusual. Mugginsville Mountain has a road providing access to the flat country on top which is covered in Live Oaks with incredible distant views. Round Top Mountain is a nice round hilltop perfect for 360-degree views across the rolling mesquite country. The lower land is heavily wooded in mesquite trees excellent for wildlife. Roads were recently dozed and maintained to provide excellent access around a majority of the property. There are 5 stock tanks, two of which have Caribbean blue water and hold extremely well. There is also a 30+/- acre cultivated field good for grazing cattle, dove hunting, and/or attracting deer. Please click on the following link to view complete details: Mugginsville Mountain Ranch.
Summary: The Cottle Family Ranches are perfect for hunting, fishing, running cattle or just exploring and enjoying the great outdoors. This combination of the two ranches would give someone a unique situation to be able to see 3 distinguishable land features (mountain tops) in this part of the county. These ranches are far enough away from town to feel like you are away from it all, but yet close enough to run into Albany for groceries or dinner at the Beehive. Please call with questions or to schedule a ranch tour of these diverse ranches.
