LOCATION: Boggy Creek Ranch is located 11 miles northeast of Throckmorton, Texas off of Hwy 79 just before Elbert, Texas on the south side of the road.
DIRECTIONS: From downtown Throckmorton travel north on Hwy 183/283 to the Hwy 79 split (Just past Throckmorton County Memorial Hospital). Travel northeast on Hwy 79 exactly 11 miles. The Boggy Creek entrance gate is located directly across from County Road 430 on Hwy 79. There is a silver gate entrance next to a set of red cattle pens on the south side of Hwy 79.
LEGAL: Approximately 182.3 acres consisting of 121.4 acres located in Abstract 568, TE&L 2158; and 60.9 acres in Abstract 557, TE&L 2147 in Throckmorton County, Texas.
LAND: Two small cultivated fields (21/15 acres) are on either side of the treed entry road off Highway 79. The remaining 145 acres of pastureland has a mix of native trees like mesquite, American elm, hackberry, chinaberry, and a couple live oaks. Boggy Creek traverses the entire ranch from west to east creating some very scenic and productive areas. This is a major seasonal creek that runs a lot of water. Property has great wildlife habitat.
CULTIVATION: One field is 21.4 acres, the second is 14.9 acres; both fields are fenced separately. These fields are perfectly suited to be great dove fields if planted with sunflowers & wheat.
WILDLIFE: Whitetail deer, turkey, feral hogs, quail, and dove can all be found on this ranch. Hunting is great. If the front two fields were planted in native sunflowers it would create some of the best dove hunting in Throckmorton county. This ranch is set up perfectly for the deer hunter and the dove hunting enthusiast.
WATER: Ft. Belknap rural water line runs along the north side of the ranch and a water meter is in place. Seasonal Boggy creek runs a good amount of water at times and also provides nice riparian area. There are also two stock tanks on the property that go dry at times.
ELECTRICITY: Ft. Belknap electric lines run along Hwy 79 and the north perimeter fence of the ranch.
FENCES: Condition of fencing ranges from good to excellent. The perimeter of the property is fenced as well as the two cultivated fields on the north side of the ranch.
