Description

Description

General Description: This 108.39 +/- acre ranch is located just north of Eliasville, Texas in Young County just off of Fish Creek Road. Rocky Ridge Ranch is a very impressive ranch that offers incredible views, large mature hardwoods, three large stock tanks and a nice portion of beautiful Fish Creek. It is a very private ranch with a 1200 square foot, fully furnished home. The hunting is excellent and the land is beautiful. The ranch is being sold turnkey with all the equipment you will need to start working on a ranch today.

Directions: From Graham, Texas travel southwest on Hwy 67 for 1 mile, to FM 209. Turn right (or west) on Hwy 209 and travel 9 miles to FM 3109 also called Fish Creek Road. Turn left (or south) on FM 3109 and travel 4.3 miles to Komo road, then turn left. Follow Komo road for .7 miles until it makes a hard right turn; then make a left hand turn onto Casey Lane through the cattle guard crossing. Follow Casey lane .7 miles, staying to the right, until you reach the double gates. Rocky Ridge Ranch is the gate on the left and is clearly marked.

Terrain: Rocky Ridge Ranch has breathtaking scenic views, large elevation changes and beautiful large rock outcroppings. Approximately 1000 feet of Fish Creek traverses the northwest corner of the ranch. Three (3) large stock tanks have been built recently and there is a good system of roads throughout the ranch and one (1) three acre food plot. The area around the house has been meticulously cleared and trimmed for optimal viewing; leaving no details overlooked.

Home: The ranch has a beautiful 1200 square foot home built in 2009. This 3 bedroom and 2 bathroom house comes completely furnished. There is a large master bedroom with a private bathroom and two guest bedrooms with a Jack and Jill bathroom. There is a large kitchen / living room area in the center of the house with a wood pellet stove for additional heat in the winter. There is also an entry way "mudroom" equipped with a sink, full size washer and dryer and large deep freeze. The house has central heat and air, stainless steel kitchen appliances and several smart home features built in. There is also a 2 acre perimeter fenced around the house.

Barn: A very nice, large enclosed 60 x 60 foot barn with concrete floor is located just south of the house. The barn has lots of room for indoor storage and a big roll up door on the front for easy access. Behind the barn is a fenced trap or arena area for riding or holding animals.

Equipment: Included in the sale is a New Branson 3520R Tractor with front end loader. Tractor implements included are a 6ft Box Blade, 6ft Roto-Tiller, Brush Hog mower, Steel Roller and a 6ft Ratchet Rake loader bucket. There is also an 18 foot open utility trailer, Wells Cargo enclosed trailer, a Cub Cadet zero turn mower and a Polaris Ranger 6 times 6 UTV. Hunting equipment includes six (6) tree stands and two (2) ground stands set ups with three (3) Capsule 500# corn feeders and one (1) Capsule 1000# deer corn feeder that will be included with the sale.

Habitat: Large post and live oak trees with a light mix of cedar, covers the majority of the ranch. Elm, live oaks, willows, pecan, post oak and a variety of other trees can be found along Fish Creek and in the Northwest corner of this ranch. Browse and native grasses that are beneficial to wildlife are plentiful throughout the entire ranch. This ranch has some very thick pockets of hardwoods perfect for sustaining wildlife.

Wildlife/ Hunting: Whitetail deer, Rio Grande Turkey, Quail, Dove, Feral Hogs, and Varmints such as coyotes and bobcats can be found on the property. The deer hunting is excellent with the heavy cover and good water supply.

Leases: There is currently no active hunting or farming/grazing leases on Rocky Ridge Ranch.

Fencing: The fencing is in good to excellent condition across the ranch. There is an old dilapidated fence that runs along the creeks edge that was intended to keep animals from entering the creek; however, this is not a perimeter fence line.

Stock Water: There are 3 newly built stock tanks on the property all currently holding water.

Water supply: The house and barn areas are supplied by underground water well. The well is at a depth of 700 feet. The insulated well house contains a filtration system, pressure pump, heater and a 2500 gallon water holding tank. When water is used from the holding tank the water is replaced by the well. This allows for water reserve to always be available for ranch use.

Electricity: Ft Belknap Electric Co-Op provides electricity to the house and barn.

Legal Description: 108.39 +/- acres in Abstract 1880 J.C. Stewart

Taxes: This property is agriculturally exempt and 2016 taxes were $3535.42.
