Location: The ranch is located 8+/- miles south of Comanche, Texas, in the remote southwestern portion of Comanche County known as Mercers Gap, approximately 2.5 hours southwest of Dallas and 2 hours southwest of Fort Worth.

Directions: From the intersection of US Hwy 377/ US Hwy 67/ TX Hwy 36 and TX Hwy16 in downtown Comanche, go south on Highway 16 approximately 0.7 miles to FM 590 on right. Proceed southwest on FM 590 approximatey 7.3 miles to the ranch entrance on left.

Legal Description: 254.37 Acres in Abstract 516, H.T.&B.R.R. Co. Survey, Section 5 located south of Comanche fronting on FM 590 in Comanche County, Texas.

Area Description: Named for the Comanche Indians, the town of Comanche was established in 1856, and incorporated in 1858 along a military supply road to area forts known as the "Corn Trail". The area is rich with history and the "Old Cora Courthouse", one of the oldest standing wooden courthouses in Texas, still stands on the square near the present day courthouse. Today, nestled in the hills of Central Texas, Comanche is host to quality schools, a museum, art gallery, library, antique and gift shops, great restaurants, and annual events such as the Comanche Pow-Wow. This part of the Lone Star State is known for its quality deer and turkey hunting, and is also home to Lake Proctor, a 4,610 acre U. S. Army Corps of Engineers impoundment of the Leon River. Other area attractions include P.A.R. Country Club and local winery, Brennan Vineyards.

Property Description: The Mercer's Gap Ranch is an excellent recreational property providing quality wildlife habitat, good surface water, outstanding hunting, scenic views, and potential home building sites. The ranch offers peace and solitude in a quiet country setting, making it an ideal hunting retreat, perfect weekend getaway, or just the spot for a permanent residence in the country. There are no improvements on the ranch allowing someone the opportunity to make it their own.

Terrain: A ridge extends through the center of the property from the West and provides approximately 270 degrees of scenic views across the ranch and beyond. There is approximately 90 feet of elevation change with good rolling terrain off the North, South, and East portions of the ridge. Soils consist of the Tarrant Association, Denton Silty Clay, Purves Clay, Purves-Bolar Association, Karnes Loam, Brackett-Bolar Complex, and Hensley Loam.

Wildlife & Hunting: The ranch provides good habitat for an abundance of whitetail deer, turkey, dove, feral hogs, and varmints. A good mix of heavy to moderate tree cover, forbs, and browse help attract and hold wildlife on the ranch. Live oaks may further supplement the wildlife with acorns. Two fields, 10+/- and 28+/- acres respectively, provide areas suitable for establishing seasonal wildlife food plots for deer and dove.

Water: The ranch features a 4+/- acre lake that offers great fishing and seasonal waterfowl hunting. It along with 3 smaller stock tanks, supply water for wildlife and livestock. Underground water in the area is very good and it is believed that a quality water well could succcessfully be drilled.

Fencing and Roads: The perimeter fencing and cross fencing appears to be in good condition and will hold cattle. There is approximately 1,000 feet of high fence that has been recently constructed along a portion of the East boundary, 1366 feet of FM 590 frontage along the West side of the ranch, 3 fenced pastures and 2 fenced grass fields. A good system of pasture roads and trails providing travel throughout the interior of the property.

Minerals: Owner is believed to own 25% of the minerals and there is no production and no active O&G leases. Minerals are negotiable.

Electricity: Comanche Electric Cooperative Association provides electrical service to the ranch with an existing powerline along FM 590.

School District: Comanche Independent School District.

Taxes: Property is agriculturally exempt. The estimated annual property taxes for 2015 are $421.31.
