PROPERTY DESCRIPTION: Lake Fork Creek Ranch is a well diverse ranch providing activities for all. It is hard to find this many amenities all in one ranch of this size. The property is located just east of the quaint East Texas town of Mineola, TX. The front tree-lined pastures provide a picturesque entry leading down a black top ranch road to a park like setting overlooking two long tree lined lakes. Featured ranch activities include fishing, horseback riding, duck hunting, deer hunting, and relaxing walks on the miles of manicured trails through the mature pine and hardwood forest.

LOCATION: Heart of East Texas 90+/- miles from Dallas, TX and 7.3+/- miles east of Mineola, TX. The ranch is located on FM 49 with .85 miles of frontage.

DESCRIPTION: From Dallas, take Interstate 20 to Canton, TX and exit FM 17. Take FM 17 north to Grand Saline approximately 10.7 miles to Highway 110. Go north .45 miles to Highway 80. Take Highway 80 east to Mineola, TX approximately 13.2 miles to N Pacific Street (Highway 69). Go north on N Pacific Street .2 miles to E McDonald Street (Highway 49). Turn right (east) on Highway 49 and ranch will be 13.2 miles down on the left (north) side of Highway 49.

TERRAIN: The heart of the property is well suited for cattle and hay production with multiple improved coastal pastures. There are numerous drainage areas and creeks navigating through the tall plantation pines and virgin hardwood bottoms that provide diversity to the property. Approximately 75% of the property is heavily wooded in a mix of hardwoods and mature pine. As the property slopes down toward Lake Fork Creek, mature hardwoods are scattered throughout the native grass bottomland.

LAKES: There are two main lakes situated in the center of the property lined by towering pine trees. The lakes are approximately 12+/- acres and 8+/- acres. Each lake is equipped with an overflow pipe and maintains good clarity throughout the year. Largemouth bass, crappie, blue gill and catfish are some the fish that can be found in both lakes. The 12+/- acre lake has a small boat dock located a short walk from one of two homes.

CREEKS/PONDS: There are currently three (3) ponds in addition to the main lakes located in separate pastures for cattle, livestock and wildlife. Lake Fork Creek forms the western most boundary of the property which holds water year round. There is approximately .75 miles of frontage on Lake Fork Creek.

WILDLIFE: This is a diverse property with something for all outdoor enthusiasts. The property has not been over hunted under the current ownership. There have been a few good deer harvested from the property by friends. Duck hunting can be spectacular on the numerous ponds and 15+/- acre natural duck slough located just off the banks of Lake Fork Creek. The slough is also located 10+/- miles SE of world renowned Lake Fork. The property has a good mixture of upland and low lying areas to hold an abundance of wildlife that includes ducks, deer, fishing, hogs and other local varmints.

HOMES: There are currently two homes overlooking the main 12+/- acre lake. They are similar in build and style and are perfect for a weekend retreat. Constructed in 2001 and 2002 the two homes feature 3bd/2bath and approximately 2,000+/- SF and 3bd/1bath with approximately 900+/-SF. There is also a hunter's cabin overlooking the 8+/- acre lake.

BARNS: Two barns are strategically located throughout the property for hay storage. They range in size from 1,680+/- SF to 3,360+/- SF respectively.

FENCES: Each pasture is cross fenced for cattle and is in average condition. The exterior fences are in average condition. Fence lines and cross fences are shown on the property aerial.

UTILITIES: The property is serviced by Wood County Electric Coop and Northeast Texas Municipal Water District.

WATER WELLS: There is one well currently in operation on the property. It is believed to be 3-400 deep and will pump 25 GPM. None of the living quarters are currently on well water.

MINERALS: Owner will convey any minerals owned which is believed to be a small portion. There is currently no active production on the property.

TAXES: Property is agriculturally exempt.
