LOCATION: Kickapoo Creek Ranch is located in a desirable area in Southwest Parker County on the Hood/ Parker County line. The property is SW of Weatherford and NE of Lipan fronting on paved Combs Bend Road for approximately 1/2 mile.

DIRECTIONS: From Weatherford, take Interstate 20 west to Exit 397 (Brock/ FM1189). Crossover I20 going south toward Brock, Texas. Go 9.6 miles from I20 to Cougar Road and turn Right (Cougar Road is 1.5 miles past The Reserve at Sugartree). You will also cross the Brazos River before Cougar Road. Follow Cougar Road 1.6 miles until Combs Bend Road. Take a left on Combs Bend Road and the property's entrance will be on your left about 1.1 miles to the 2nd "For Sale" sign on the property.

TERRAIN: Rolling elevation with a variety of trees and wildlife habitat. There is approximately 60+/- feet of elevation change with scenic views. Three riparian areas meander through the ranch and there is a nice-sized wheat field across Kickapoo Creek. This is diverse land with good character and scenic appeal.

VEGETATION: There are a variety of trees including elm, post oak, live oak, mesquite, cedar, pecan, and hackberry. Massive trees can be found along the creek in the deeper soils. There is also a heavily wooded block of trees lying between Onion Branch and Kickapoo Creek that is completely undisturbed. Another heavily wooded area is located on the southside of the wheat field. The property is mostly tree covered, but open areas can be found throughout. Native grasses provide good grazing opportunities as well.

CREEKS: Kickapoo Creek crosses the property and is the southern boundary for about 3500 feet. Onion Branch and Moccasin Branch converge on the property about 3000 feet before entering Kickapoo Creek. There are approximately 2 miles of creeks and drainages running through the property.

STOCK TANKS: There appear to be several good stock tank locations with the possibility of a small lake. Currently, there are two small stock tanks. These tanks may go dry during drought periods, but normally have water. Places along the creek and branches can also be a source of water for wildlife and cattle.

CULTIVATION: A 52+/- acre field is located on the south side of Kickapoo Creek. This field is usually planted in winter wheat benefiting cattle and wildlife.

HISTORY: This ranch has been in the same family since the 1896. The current owners' great grandfather, Looney Williams, came from southern Tennessee with 3-4 of his 12 children to settle this land. Two of these children remained in Texas and the ownership has been held in the same family for over 100 years.

WILDLIFE: Whitetail deer are plentiful with quality bucks. There are also turkey, dove, ducks, feral hogs, and a variety of other wildlife species. This is an excellent hunting and recreational property.

FENCING: 1.25 miles of 6-strand barbed wire fencing with steel posts was built in 2009 on the east side of the property. Other boundary fences are in fair condition and will hold cattle. There is one cross fence south of Kickapoo Creek fencing off the 52 acre wheat field and another 50+/- acres of wooded land.

SURFACE LEASES: Hunting & grazing rights are currently leased, but can be terminated with proper notification. Both tenants would likely want to continue leasing the property if the new owner was interested.

RURAL WATER: Parker County Special Utility District provides water to this general area. There is no rural water to be property, but it is believed that a water line could be extended to the property. Meters are available for homes, but not for residential developments at this time.

ELECTRICITY: Tri-County Electric Cooperative, Inc. provides electricity to this area. There is no electricity to the property at this time. Estimated cost to run electricity to a suitable home site would be approximately $10,000-15,000.

EASEMENTS: There is at least one pipeline R.O.W crossing the ranch and a couple old flow lines. The flow lines are thought to be inactive and there is little cleanup if any. Additionally, there are no roadway easements crossing the land.

MINERALS: No minerals are available and there are no active leases. Two wells were plugged years ago and there is no active production on the property.

SCHOOL DISTRICT: Brock I.S.D.

TAXES: 2014 taxes were $702.96. Property is agriculturally exempt.

PROPERTY DESCRIPTION: Approximately 360.23 Acres of land situated in the W.E. Hughes Survey, Abstract 667, N. Dickerson Survey, Abstracts 2691 & 383 in Parker County, Texas AND the N. Dickerson Survey, Abstract 153, Hood County, Texas located on Combs Bend Road.

COMMENTS: Neighboring properties are larger acreage ownerships for this area. This property is close to civilization, but feels like you are away from it all. It is very quiet and there is little traffic on Combs Bend Road.
