Location: Located north of Breckenridge, TX approximately 6.5 miles with road frontage on FM 578 and County Road 273. There is 1+/- miles of total road frontage without much traffic.
Directions: From Breckenridge, go north on Highway 183 towards Woodson. A couple miles north of town you will veer right onto FM 578. Go north until County Road 273 and then turn left (this is the SE corner of the property). The entrance will be the first gate on your right a little ways from FM 578.
Terrain: This land feels higher than most of the surrounding land creating distant views in numerous directions. There is 50 feet of elevation change and the land is generally nice, rolling, gentle hills with some rocky hillsides.
Vegetation: Trees consist of mesquite, live oak, post oak, and there is no cedar. Browse for wildlife is very good with greenbriar, ephedra, catclaw, and a mix other beneficial species. Grasses are all native and in excellent condition.
Water: Rural water runs along FM 578 in front of this property. Meters are expected to be available on this line in the near future. The one stock tank is near the front of the property and is nice-sized. It appears to fluctuate a little, but shouldn’t go dry and there is a big rock in the back-middle portion of the tank adding character.
Wildlife: Whitetail deer, Rio Grande turkey, feral hogs, dove, a few quail, coyotes, bobcats, and a variety of other animals inhabit this property. Hunting is really good. There is a 2500+/- acre neighbor to the north and other larger holdings in the area. Broker saw a 140 B&C class whitetail on this property in October, 2017. There is little to no hunting.
Cattle: Carrying capacity is approximately 1 animal unit per 25-35 acres. The property has not been overgrazed and is ready to be stocked.
Fencing: Perimeter fence is in excellent condition and will hold cattle.
Utilities: Electricity is to the property and the Stephens County Special Utility District has a rural water line along FM 578.
