General Description: Dysinger South Bend Ranch is located in the eastern portion of Throckmorton County on Carmack road. Mature mesquite trees with scattered live oak trees surround two central stock tanks on this beautiful and undisturbed hunting property. South Bend ranch is 100% native pastureland with excellent native grasses and is located very close to the Young county line. It is in big ranch country and feels like you are away from everything.

Directions: From Graham, Texas travel west on Hwy 380. Travel approximately 23 miles west, passing through Newcastle to FM 578. Turn left (South) on FM 578 and travel 3.9 miles to Carmack Road. Turn right on Carmack Road and travel 3.5 miles to the sharp left hand turn to the south. The ranch entrance is located on your left hand side at the turn.

Terrain: Rolling hills with nice distant views. One of the higher elevations on the property has a healthy grove of live oaks and would be a nice home site. There are some rocky hillsides, but soils are mostly good with the possibility of cultivating food plots for wildlife.

Habitat: Very thick cover consist primarily of mesquite trees and scattered live oaks, chinaberry trees, hackberries, and lotebush. Native grasses include Texas winter grass, side oats grama, curly mesquite, and a variety of other grasses common to the area.

Wildlife/ Hunting: Whitetail deer, Rio Grande turkey, quail, dove, feral hogs, and varmints such as coyotes and bobcats can be found on the property. The deer hunting should be excellent with a larger neighbor on the east and south, quality wildlife habitat and a good supply of water.

Leases: The cattle lease has been with the same family for many years and can be cancelled with the sale of the property, if desired. The neighboring owner is the lessee and has a larger ranch.

Fencing: The fencing is in good condition on the north and west sides of the ranch that runs along Carmack road. However, there is no existing fence line on the south or east boundaries. The neighbor that owns the ranch on the unfenced side of this property leases it for grazing and hunting.

Stock Water: There are 2 stock tanks on the property. One is approximately 1- 1 1/2 acres and the second is 1/2 acre in size. They are located in the center of the property and sit north and south of each other.

Rural Water: Ft. Belknap Water Supply has a water line on the west side of Carmack Road. Meters are available and a road trench would be necessary to bring water under the road and onto Dysinger South Bend Ranch. Meters cost $2131 plus the cost of the road trench ($800). Total cost $2931 for rural water access.

Electricity: Ft. Belknap Electric Co-Op provides electricity to the area and is located along Carmack Road.
