Location: Located 12.5 miles North of Breckenridge, Texas and 18.5 South of Graham, Texas just outside the small town of Ivan. Cedar Ridge Ranch is approximately 2 hours from Dallas and 1 1/2 hours from Fort Worth. It is 6 miles west of Possum Kingdom Lake near the Young and Stephens County line.

Directions: Traveling on Highway 180 from Mineral Wells, Texas you will turn north onto Highway 67 just as you begin to enter Breckenridge. Go north 12.5 miles to Ivan, Texas and turn right on FM 1148. Travel 1.5 miles on FM 1148 until you reach an entrance on your right down a little hill tucked off the main road. This is the entrance to the Kennedy Ranch where there is a red metal gate with a wheel system for various locks. The property is located .8 miles from this gate and access is by a deeded easement. The easement road is in very good condition and gives the property a lot of privacy.

Property Description: This is an impressive and well managed hunting property with Trophy Exotics and Trophy Whitetails. It is secluded with a fantastic headquarters area set up for entertaining. 375+/- acres is high game fenced in two separate pastures being approximately 315 acres for the exotics and 60 acres for whitetail deer. There are also 125+/- acres in two separate low fenced areas. The low fenced areas are excellent for hunting native whitetail deer as well as turkey, dove, feral hogs and native varmints.

Terrain: Cedar Ridge Ranch has beautiful large rock outcroppings, big elevation changes and breathtaking scenic views. Approximately 3/4 of a mile of Cedar Creek runs through the southern portion of this ranch. Cedar Creek is a major creek with massive trees along its banks. A large part of the main property has been meticulously cleared of cedar and mesquite trees leaving concentrated groves of live oaks and native grasses.

Vegetation: Good density of cedar and oak trees with excellent native grasses constitute the main portion of this ranch. There are post oak, live oak, pecan, willow, mesquite, elm and a variety of other trees along Cedar Creek. Browse and native grasses that are beneficial to wildlife are plentiful throughout these areas. The northern most section of the ranch is heavily wooded in large, older native mesquite trees. Habitat types are diverse from the uplands to the riparian area along the creek.

Stock Tanks: There are 4 large stock tanks including a new 3 acre lake that was constructed just before the heavy rains in 2014. Three of these tanks are stocked with bass, crappie and bluegill. The tanks all have excellent depth but supplemental rural water is available on all portions of the ranch if needed. Water is provided by Stephens County Special Utility District through a 2.5' poly line laid in 2006.

Cultivation: There are 5 well maintained food plots/ cultivated areas within the exotic fenced area. Four of the food plots have 1-ton protein feeders and all five areas have corn feeder. The whitetail fenced area has one large food plot approximately 10 acres in size. All or part of this area can be planted in native sunflowers for excellent dove hunting in September.

Management History: The coyotes and hogs have been almost completely eradicated from the 2 high fenced pastures. The whitetail area (approximately 60 acres) has been genetically controlled and culled each year. The genetic herd began with 2 yearling bucks fathered from "The Beast" and "Drop Tine Buck" and 10 exposed does. There were also 4 nice native 8 point bucks in this pen at the time of construction. The herd has grown to 28 deer in three years. The first trophy bucks will be ready to hunt in the winter of 2016. The owner currently has a full-time ranch manager that is great and is potentially interested in a salaried position, if desired.

Exotic Game Fenced Pasture: The owner of Cedar Ridge has taken great care to bring a wide variety of exotic animals to this ranch to breed and hunt. His love for hunting has made this a sportsman's oasis but also a wonderful habitat for these animals to live and thrive. The 2016 animal census in the exotic area included approximately 10 Blackbuck, 12 Red Stag, 5 Fallow, 16 Sika, 10 Axis and 8 Pere David deer. Low Fenced North and South Pastures: The northern low fence pasture is classic Texas mesquite hunting country. 100% pasture with old, large mesquite cover and good native grasses. This area is good hunting for whitetail deer, dove, feral hogs and a variety of native varmints. The southern low fence area is traversed by Cedar Creek and offers the best in Rio Grande Turkey hunting. This is as an excellent habitat for Turkey roost. The creek has several deep pools holding consistent water throughout the year. This area is heavily wooded with a wide variety of trees.

Wildlife: Cedar Creek Ranch is a prime wildlife and hunting ranch. Emphasis has been focused on exotic and whitetail deer herds, but there are also turkey, dove, ducks, feral hogs, quail, abundant waterfowl, fox, bobcats and coyotes. Photos available upon request.

Fencing: The game fencing is in excellent condition. In the northern and southern low fence pastures, the fence is in excellent to fair condition. There are several cross fences within the larger exotic area that are in excellent shape as well.

Equipment: For an additional $50,000 above the listed asking price the owner will sell all the equipment needed to make this ranch turnkey for any buyer. The list includes a 2008 Kubota L3400HST-R Tractor with Bush Hog, Bush Mower and front end loader, a 2010 Polaris Ranger 800 Crew, 2007 Kawasaki Prairie 360 4 times 4, 2007 Suzuki Eiger 400 4 times 4, 2000 Chevy Suburban C1500, Large 220volt walk in cooler, four 1 ton gravity fed protein feeders and 2/750 lbs. Big Horn gravity protein feeders, 5 broadcast corn feeders, 4 nice elevated two man enclosed hunting blinds, utility trailer, furnishings for the house and a long list of other ranch essentials. Barn with Living Quarters: The ranch comes with a 60'x 40' metal barn with living quarters and an amazing view. The living space is heated and air conditioned with 660 square feet. It is cozy but spacious enough for 6 people including a secluded loft and bunk beds for the kids. There is a full kitchen and shower room separate from the living and dining areas. The living quarters can come fully furnished which would include an entertainment center, bunk beds, 32" LCD TV, refrigerator, stove and dishes with flatware and many more items listed in the inventory breakout. The barn has electricity and rural water as well as a covered patio and cooking area. The barn is on a cement slab with indoor storage and a roll up door. There is also a large attached covered area for parking, staying out of the sun/ rain, or handling your game (the walk-in cooler is located in this area). This structure is well built and in excellent condition.

Rural Water: Stephens County Special Utility District provides water to the house and barn. There are also several water troughs around the ranch providing water for the animals if needed. Water bills average $50 per month, but can vary dependent upon the year.

Electricity: United Cooperative. Average electric bill per month is $25 dependent upon the year.

Sewer: There is a septic system servicing the home.

Taxes: 2015 taxes were $447.67. Property is agriculturally exempt.
