LOCATION: Brazos Valley Ranch is located 10 miles south of Throckmorton, Texas fronting on FM 2584 and Old Albany Road. It is approximately 3 hours from Dallas and 2 1⁄2 hours from Fort Worth.
DIRECTIONS: From downtown Throckmorton travel south on Hwy 183/283 towards Albany, Texas. Turn right or west on FM 2584. The northeast corner of the property is located at the intersectionof Old Albany road & FM 2584. Continue traveling on FM 2584 one half mile to the blue gated entrance located on the south side of FM 2584.
TERRAIN: Rolling mesquite country with moderate to heavy wildlife habitat. There are several drainages and ridgelines throughout the ranch. The Clear Fork of the Brazos River is located a few miles southwest of this ranch and there are distant views of the Brazos Valley.
HABITAT: Native grasses are good and property is not overgrazed. Tree cover consists of mesquite, bumelia, and hackberry. Woody browse include plants such as lote bush, catclaw, and skunk bush.
WILDLIFE: Whitetail deer, quail, turkey, feral hogs, dove, and predators such as bobcats and coyotes are common. Hunting is excellent and populations very good.
WATER: 4 stock tanks provide livestock and wildlife with water. A couple of these tanks are larger in size and reliable sources of water. Dove and duck hunting can be very good.
RANCH ROADS: There is an excellent system of roads in place making the majority of the ranch fully accessible.
IMPROVEMENTS: There is a 1.5 acre fenced deer camp located south of the entrance in a private location. There are two furnished sleeping cabins, one furnished kitchen/living room cabin with screened in porch, one 30×48 foot covered RV carport, one 15×30 foot storage building with sliding doors and a 40 foot shipping container for additional storage. Electricity and water are to most structures. A 3000+/- gallon poly tank and pump system provides water to the camp.
FENCES: Condition of fencing ranges from good to excellent. The perimeter of the property is fenced and two of the food plots are also fenced.
